You think your house is haunted. Are you required to disclose information when selling?

PHOENIX — With Halloween approaching, the Business Journal asked several residential real estate agents about what might happen if a seller thinks their home is haunted.

The big question is: Is the seller obligated to tell the buyer about strange noises and phenomena inside the house?

“Sellers don’t have to disclose that they may be selling because of suspicions of ‘paranormal activity’ or because they suspect the home may be ‘haunted,'” Julie Rohr, director of Roco Luxury Homes at Retsy Forbes, told Forbes Global Properties.

But when potential buyers ask whether the seller has seen any ghosts in the home, sellers shouldn’t misrepresent the information, said Greg Haig, CEO of Scottdale-based 72Sold.
