Windsor opens another downtown parking lot for developers’ dreams

The City of Windsor is inviting developers to submit ideas for housing on another downtown parking lot.

This week, City Hall issued a request for expressions of interest for a parking lot on Pelissier Street, one of six city-owned properties that were recently announced to be available for residential development.

The 32,234-square-foot (0.74-acre) site, located between Wyandotte Street West and Elliott Street, has the potential for mixed-use, mid-range residential housing. “This development invites developers to imagine a dynamic space that could combine residential with vibrant ground-floor commercial space,” the city said.

“As I have emphasized and council has supported, we are committed to accelerating the growth of Windsor’s housing supply while respecting residents and their investments, and protecting the integrity of our city’s unique and vibrant neighborhoods and critical infrastructure. it supports it all,” said Windsor Mayor Drew Dilkens.

“By inviting developers to submit innovative proposals for this site, we continue to work towards a solution that directly supports our housing strategy, increasing housing supply while promoting community-focused development,” he said.

The parking lot, which has 360 feet of frontage along Pelissier Street, is the second development to reach the expression of interest stage under the city’s Housing Solutions Made for Windsor plan. The previous EOI parking lot on Caron Avenue closed in August, and an update on that facility is expected “in the coming weeks,” the city said.

The City Council has approved four other city-owned properties for private residential development: the former Windsor Arena, the former Grace Hospital site, the former W.D. Lowe High School and the Roseland Golf and Curling Club building and parking lot.

The city will be accepting proposals for parking on Pelissier Street until Jan. 28.

The Pelissier Street site, according to the councilor representing the city centre, “is another great location in the center and we are committed to ensuring that its development brings benefits where it is needed.

“Part of the solution for the city center is for it to become a neighborhood, which means more people living and working there, developing and maintaining it every day.

“That’s how we’re growing and I’m excited to see the offers that are coming in for this land.”
